What to do with your new found TIME!

The property industry is just one of the sectors that has seen an immediate drop in the numbers of client referrals, completions and initiation of general sale and purchase instructions. 

The Residential Property team experienced a noticeable reduction in the number of new client calls pretty much from day one of the pandemic becoming an issue in the UK. However, the usual sale and purchase related enquiries were quickly replaced with a selection of new Covid19 related enquires for alternative property work.

I have seen a large number of client instructions, for lease extensions, applications for deeds of variations to leases, license for alterations to a leasehold property and re-finance matters. The reason why? TIME.

Government figures show that it is estimated that up to 80% of all businesses in the UK have used the furlough scheme for some if not all staff members and up to 95% of businesses now have staff members working from home. This means that everyone has more TIME at the moment to either catch up with general personal administrative tasks or catch up on that issue with the title to the property that they own. 

In one of our instructions, the lease issues that is now being rectified was agreed between the owner of the property and the freeholder some 3 years ago.  The client just never got round to officially noting the change that was needed, however; how often have you had something on your ‘to do’ list that you never got around to? This matter was successfully concluded last week and an application is now with the Land Registry to register the change and legally formalise the position. When we asked the client why they decided to deal with the matter now, it became apparent that the driving factor was that the client had more TIME at home and thought the best way to use this was to finally use his spare TIME and sort out his lease.
